Bank Financing Guidelines & Requirements

Now, applying for a housing loan is easy and simple. As long as you’re working, you’re qualified

to a housing loan from our accredited banks. Currently, we are accredited with the following

banks so should you wish to finance your house thru bank financing, you may choose from the following banks:

    • METROBANK (MBTC)
    • UNITED COCONUT PLANTERS BANK (UCPB)
    • PLANTERS DEVELOPMENT BANK

Client must decide which bank to apply during reservation. A client is only allowed to change financing within 30 days from reservation date. The developer will process your bank loan upon submission of the required documents within 60 days (2 months).

ELIGIBILITY OF CLIENT
  1. Client must be 21 to 65 years old (not more than 65 years old upon loan maturity)
  2. For OFW Clients, 21 to 60 years old (not more than 60 years old upon loan maturity)
  3. If Client is an immigrant or a dual citizenship holder, he/she is required to have a co-borrower (regardless of income), who is an immediate family member residing in the Philippines.
  4. For OFW Clients, he/she must not work in war-torn countries.
  5. Client must not have any on-going civil/criminal case (annulment, child custody, etc ), bad credit card record that resulted in a legal case or previous bank loan that were not paid.

MAXIMUM LOAN TERM

Metrobank: Locally Employed – 25 years / OFW – 15 years

UCPB: Locally Employed and OFW – 20 years

MODE OF PAYMENT

Metrobank: Automatic Debit Arrangement from Bank account

UCPB: Postdated Checks (PDC) or Automatic Debit Arrangement Form

LOAN VALUE

Metrobank: 80% of Total Contract Price

UCPB: 80% of Total Contract Price. Minimum Amount: 500,000

INTEREST FIXING

Metrobank: 10 years @ 10.5% (reference only). Amortization is the same for 10 years.

UCPB: 5 years @ 10.25% (reference only). Amortization is the same for 5 years.

Note: After 5 or 10 years, loan balance will be recomputated again base on prevailing interest rate.

GENERAL REQUIREMENTS (both Locally Employed & OFW)
      1. Duly accomplished Bank Forms (please ask these from us)
      2. 3 pcs. ID picture (husband/wife/SPA)
      3. Birth Certificate (if single) or Marriage Contract (if married)
      4. Post-dated Checks for the Downpayment & Amortization Period
      5. Two (2) Valid IDs (husband/wife/SPA)
        • Driver’s License
        • Passport
        • Professional Regulation Commission (PRC) ID
        • National Bureau of Investigation (NBI) Clearance
        • SSS Card (digitized)
        • School ID with picture
        • Police Clearance
        • Postal ID
        • Voter’s ID
        • Barangay Certification
        • GSIS e-Card
        • Philhealth Card
        • Senior Citizen Card
      6. Tax Identification Number (TIN)
      7. Latest Proof of Billing
      8. Certicate of Employment (for locally employed only – OFW no need)

ADDITIONAL REQUIREMENTS

METROBANK

  1. For OFW only – Consularized Special Power of Attorney (part of our Bank forms)
  2. For Locally Employed only – Latest Income Tax Return (ITR)

UNITED COCONUT PLANTERS BANK (UCPB)

  1. For OFW only – Consularized Special Power of Attorney (part of our Bank forms). Only immediate family members are allowed to be designated as an SPA/Attorney-in-fact.
  2. For Locally Employed only – Latest Income Tax Return (ITR)
  • Consularized SPA is a MUST for OFW because it is required in transferring Certificate of Title to Client’s name and is required by the Register of Deeds.
  • The income stated on the Income Tax Return will not be the basis of loan approval. This is just to comply a Central Bank requirement.
